1. Acceptance of terms
By accessing or using Bland Rico Realty (“BRR”, “the platform”), you agree to these Terms & Conditions. If you do not agree, do not use the platform.
2. Eligibility
You must be at least 18 years old and legally capable of entering into contracts under Philippine law to use this platform.
3. Listing rules
- All listings must be for real properties located in the Philippines.
- You must own or be authorised to list the property.
- Photos must be accurate representations of the property.
- Prices must be in Philippine Pesos (PHP).
- Misleading, fraudulent, or duplicate listings will be removed and the account suspended.
- Every listing is subject to admin review before going live.
4. Account tiers and listing limits
- Free tier: Up to 5 active approved listings.
- Pro tier (₱499/month): Up to 50 active approved listings.
- Pro subscriptions are single monthly payments — there is no automatic renewal.
- On subscription expiry, listings beyond the free cap are hidden (not deleted) until you renew.
5. Payments
Payments are processed by PayMongo. By subscribing, you agree to PayMongo's terms of service. BRR does not store payment card details. All prices are in PHP and are inclusive of applicable taxes.
6. Messaging and contact information
Contact information (phone number, personal email) must not be included in listing descriptions or titles. All buyer-seller communication must go through the platform's messaging system. This protects both parties and allows us to maintain quality standards.
7. Content ownership
You retain ownership of photos and content you upload. By posting, you grant BRR a non-exclusive, royalty-free licence to display your content on the platform and in marketing materials.
8. Prohibited conduct
- Posting fake, duplicate, or misleading listings.
- Harassment or abuse of other users.
- Scraping or automated access to the platform.
- Attempting to circumvent listing limits or payment requirements.
9. Disclaimer
BRR is a listings platform only. We do not act as a real estate agent, broker, or party to any property transaction. We make no representations as to the accuracy of listing information and are not liable for disputes between buyers and sellers.
10. Limitation of liability
To the maximum extent permitted by Philippine law, BRR shall not be liable for any indirect, incidental, or consequential damages arising from your use of the platform.
11. Governing law
These terms are governed by the laws of the Republic of the Philippines. Any disputes shall be subject to the exclusive jurisdiction of Philippine courts.
12. Changes to terms
We reserve the right to update these terms at any time. Continued use of the platform after changes constitutes acceptance of the revised terms.
